Drive the streets south of Freeport's Nautical Mile and you can see what a backyard means on the Western Bays: canal after canal lined with bulkheads and boat lifts, where the deck often takes the place of a lawn entirely. Canal lots tend to be long and narrow, and the yard ends at a bulkhead instead of a fence. That changes the whole design conversation. Plenty of homes along the canals in Freeport, Baldwin Harbor, and Island Park have been raised since the last round of major coastal flooding, and many more sit in mapped flood zones. A deck on one of these homes is a different engineering problem: the first floor may now be many feet above grade, so the deck has to be designed at that height, with engineered posts and footings, uplift-rated hardware for open-water wind exposure, and stair runs broken up with landings so the climb feels natural rather than fire-escape steep. Permits and inspections are often part of these projects, and we guide that process from drawings through final sign-off so you're not left interpreting flood-zone requirements on your own.

Step inland past Sunrise Highway and the design brief changes. In Hempstead, East Meadow, Uniondale, and Roosevelt, nobody is fighting salt spray - the challenges are close property lines, open sun, and yards that need to work hard for busy families. In those cases, resurfacing - new composite or PVC decking and new railings installed over the existing structure - delivers what looks and feels like a new deck for considerably less than a full rebuild.
